What's Happening
The local market (Bruce and Grey County area) is considered a Sellers market ! There appears to be lots of people looking with Buyers having less of a selection before they choose their next property. A Buyer may need to consider close to asking prices to obtain the property of their choice.
Sellers need to understand this type of market condition (Sellers Market) and get good advise from their real estate agent on how to handle offers, the HST that applys after July 1st, also pricing your home to sell is very important. It is always best that you be perfectly honest with your situation to your Sales Representative in regards to your motivation. My clients get important information on the Sellers Price, competition, current sales and how the market currently is selling. It is very important to address offers properly in this kind (Sellers Market) of situation.
The local market appears to be driven by several factors. Bruce Power Restart Project is bringing in a host of contractors and permanent staff, baby boomers are in full swing buying their retirement homes or recreational properties and of course the tourists are still interested in this area because of the great sand beaches and a multitude of things to do. Farms are starting to sell quite well, especially hobby farms but the prices appear to be capped out at this point but if it is priced right a farm will sell quickly.
Buyers may have the opportunity to get some fairly good deals provided they have their financial abilities in order prior to looking.
